Roofs, gutters and outside the building

Slipped or cracked tiles and slates replaced, dry verge and ridge re-bedded, lead flashings repaired or replaced around chimneys and parapet walls, valley clearance, and gutter clearance and realignment. Gutter and downpipe replacement in PVCu or seamless aluminium. Most outside work is the cheapest preventative maintenance you can do - every blocked gutter we clear saves a damp wall a year later.

Inside fabric - plaster, paint, joinery

Cracked plaster patched and skimmed, ceilings overboarded or re-skimmed, walls repainted, woodwork re-sanded and re-painted, skirting and architrave replaced, doors re-hung, locks repaired, sticky windows freed. We bring damp work, locksmith work and plumbing in to the same team where the job overlaps so you don't have to coordinate three contractors.

Plumbing, drainage and wet rooms

Tap and mixer replacements, toilet repairs, leaking traps, blocked sinks and showers, isolation valve fitting, outside taps to WRAS standards, washing machine and dishwasher plumbing. For larger problems (bathroom refits, hidden leaks, wet rooms) we handle the full project in-house. We don't do gas - but we work alongside trusted local Gas Safe engineers when boiler work is involved.

Doors, windows, locks and security

Sticking or dropped doors adjusted or re-hung, broken handles and hinges replaced, multi-point lock mechanisms repaired, euro-cylinders upgraded to anti-snap, window restrictors and child safety fittings. Where security is a concern after a break-in or change of tenancy, our locksmith service handles the whole repair end-to-end.

Outside, garden and access

Decking and fencing repair or replacement, garden walls and pointing, paving made good, gate hardware, outdoor lighting fixings, ramps and handrails for access. We don't garden - but the built environment around the garden is fair game.

How quickly can you come out for a non-emergency repair?+

We aim to get most non-urgent property maintenance jobs booked within the same week, often the next working day. Emergencies (leaks, lockouts, security) take priority and we'll respond same-day.

How much does a handyman or property maintenance visit cost in Middlesbrough?+

We don't charge per visit - we quote per job (or per list of jobs) in writing after a free walk-round. That means you pay for the work, not the time we spend chatting.

Can you do multiple jobs in one visit?+

Yes - that's the point. Send us your full list and we'll quote the lot together. Grouping jobs cuts the cost and gets your house sorted faster.

Do you do roof and gutter work?+

Yes - slipped tiles, ridge and verge repair, lead flashing, gutter clearance and replacement, valley repair. Roof work we won't safely do (e.g. major flat-roof replacement) we'll tell you straight and refer you to a roofer we'd use ourselves.

Do you do gas, boiler or full electrical rewires?+

No. Gas legally requires a Gas Safe engineer and full rewires require a registered electrician. We partner with trusted local engineers and electricians for combined projects so you still get one coordinated job.

Do you work for landlords?+

Yes - extensively. We have a dedicated landlord maintenance service for portfolio properties. Itemised invoices and direct contact with letting agents available.

Can I have a regular maintenance arrangement?+

Yes. For larger homes, listed properties or rental portfolios we can set up an annual check schedule covering roof, gutters, externals and high-wear interior items. This is the cheapest way to keep a property in shape.

Is everything done by your own team or do you sub-contract?+

Everything plumbing, joinery, plaster, paint, damp, locks and basic roofing is done by our own family team. For specialist work (gas, full rewires, scaffold) we use trusted local trades - we'll always tell you who's doing what.

Are you insured?+
